Day in and day out they are working with buyers, sellers, lenders, attorneys, inspectors, contractors, municipalities, financial advisors, and so much more to serve their customers and clients to the best of their ability.
A good agent understands the importance of valuing your home accurately and honestly. Many sellers want to price their property at a value that is unrealistic which deters potential buyers and can become a total disaster. If a home is overpriced it can linger on the market and lose value dramatically. Listing a home at a competitive market price will bring in buyers and create a competitive market advantage. Pricing a home correctly maximizes demand, and in turn attracts multiple buyers and competition for the seller.
The market is stocked full of information in the news and on the internet about home sales, prices, and mortgage rates. How do you know what’s going on in your market? Where do you turn? Do your homework! Interview at least three agents and determine the best fit for your situation. Get their license number and verify it on the Department of Business and Professional Regulation (DBPR) website. Do your best to discern if the agent you hire is working for your best interests. Sellers need an agent that tells the truth, not just what they want to hear. Sellers simply cannot afford to fail and their choices at the start of the process are pivotal moments.
Just as you would consult a doctor about a health issue, homeowners should always consult with a real estate agent about their housing needs. Today’s market is highly competitive. Having a true professional who’s been there before to guide you through the process is a vital step that will give you a huge advantage.
